Landscaping Complete!!

Yesterday was supposed to be landscaping day at the house. I stopped by after work to see the results and was very pleased. The front and back of the house were all green! It looks really nice to have the complete package. I took some pictures of course and even took some more inside. It is like each time I go there I should just be taking pictures.
Once I was about to leave I gave one more look at the house and then it dawned on me that a little over three months ago, there was nothing but a wide open field on this spot. It has taken them just three months to transform this piece of land into a beautiful place we will call home for a very long time!! God is good!!

Just an FYI before I post the pictures, you all know I’ve not been pleased with the interest rate lock  4.75%, up from 3.625% when I got my original estimate. All attempts to get a better rate form NVR failed and I was really stressed with what it did to the monthly payments. Well, I now have a company, Atlantic Financial Inc. that will be willing to refinance for me, paying the closing costs for a much lower rate. If I had to do it now, they would give me 4.25% but since I have to wait for at least four months to be able to refinance, fingers crossed so the rates don’t go back up or better still that they drop even more. So if you had my kind of problem and are not happy with your rate, you may want to give them a call at 301-710-5580 after all they will pay the closing cost so you have nothing to lose.

  1. I shall call it, "Lawn-in-a-Can".. That is sod, right? We have been working on our lawn for two months, and you got a lawn in a day.. wow.. That looks very nice. Sorry about your interest issues. If it makes you feel any better, our first rate on the last house was 4.875%..

    1. "Lawn- in -can" it is, you got it, it is sod.How come you did not get any sod? You actually did great to have had 4.875% on your first house. Mine was 5.5%. Not that 4.75% is sooo bad but when you first work with 3.625% it changes things when you get bumbed up like that. Hopefully this new company will "bail" me out.

  3. It's gorgous! So pretty with the landscaping done! I'm sorry to hear about your rate. But it sounds like you have a plan! Our house will be done by 11/14, but we aren't closing until 12/6, so having the house done for 3 weeks before we can move in will be so hard, especially once you see it complete like this. Good luck with moving and hopefully we can meet soon!!

    1. Thanks Amy. Your house looks just like mine from the front, but inside we got very different selections lol! 11/14 is not far at all. I know what you mean waiting for three weeks. We will have to wait an extra week after the house is ready as we don't close until next week. Are you getting sod right away?

    2. I sure hope so! I'm hoping the weather cooperates and it's not too cold to put it down. I'm thinking we should still be ok in mid November and the ground won't be frozen yet. We see the house again this Friday and I can't wait. There were supposed to start on the bathroom tile and flooring this week, we'll see.

We plan on taking the kids to the new neighborhood for trick or treat to hopefully meet the new neighbors.

  5. Looks great! We just were able to get our lawn looking good after re-seeding. They sod our front and side yards, but not the back. Our townhouse interest was a whopping 6% at the height of the market, too. We are lower now, I can't remember the exact number. Have fun with the house!

  6. Thanks Elise!! If you can't remember it means it wasn't anything to worry about. That's good. I really like the bricks infront of your house, would have loved those myself but the $$$ were short!

  7. Your house has come along. I too was having trouble with NVR and to this day we do not have an approval. But I did not allow that to deter me. We ended up going with SunTrust. We ended up with a better interest rate and it took them all of two weeks to approve the loan... something NVR still has not done and they have been working on it since July

I became very concerned as time went along and we did not have an approval. I figured they would raise our rates well beyond what our original GFE showed. So I didn't wait around for what I knew would happen.

I'm happy you have a plan in place to go elsewhere, but it is a shame it has even had to come to this!

Good luck with the remainder of the process!

  8. You gave the Victoria Falla a whole new design with the all vinyl home. Congratulations on asking for what you want and the courage to seek outside NVR!
